      <description><![CDATA[<p class="p1">Recently <a href="http://www.suzeinteriors.ca/"><span class="s1">Suze Interiors</span></a>, a Vancouver based home staging &amp; interior decorating company, has gone into several homes that have recently been on the market &amp; haven&rsquo;t sold. The listing has expired &amp; they are starting over with a new realtor &amp; the frustrating process of more photos, more open houses &amp; more showings.</p>
<p class="p1">When I walk into the home or condo, it is very obvious to me as to why these homes are not selling. We have seen everthing from dusty &amp; dirty, to bathroom light fixtures with only 2 out of 8 bulbs working. (perhaps that was so no one would see the filth), a dining area with no dining table, a dining room being used as a gym. When home buyers are in the 2 million dollar price range, they expect to see the home set up as to how they would perceive themselves living there. Many people can&rsquo;t look past these things and get turned off or confused by the set up of the home.</p>
<p class="p1">It doesn&rsquo;t have to necessarily look like a show suite, but having the furniture in it&rsquo;s proper positioning in a room is important, such as the dining room table placed underneath the light fixture, instead of pushed up against the wall, or having the sofa centered in front of the fireplace, not offset. You don&rsquo;t have to have Van Gogh splattering your walls, but having some sort of art or photography brings life into a space.</p>
<p class="p1">So for the sake of a few hundred dollars, why not bring in a professional when you first list your home, it could save you thousands in extra mortgage payments that you were expecting not to have.</p>

      <description><![CDATA[<p>Not every client wants to tear out their kitchen &amp; start over, especially when they have just gone through the stress of selling the old house, packing &amp; moving.</p>
<p>This West Vancouver condo owner was just that client. He wasn&rsquo;t happy with the existing kitchen, but wanted to keep the existing cabinets. Although this kitchen was built in the 80&prime;s, the cabinets were in impeccable condition.</p>
<p>What he asked <a _mce_href="http://www.suzeinteriors.ca" href="http://www.suzeinteriors.ca/"><span><span>Suze</span> Interiors </span></a><span>to assist with is to build up the counter to make a breakfast bar, so he could have stools &amp; increase his seating capacity, replace the laminate counter-tops with granite, replace the simple white backsplash with a gorgeous one that has different tones &amp; textures, which adds interest. We updated the appliances (although he liked the existing hood fan, so we left it), installed beautiful pendant light fixtures over the bar, replaced the 1&Prime; metal blinds with 2&Prime; faux wood ones. (the condo faces south &amp; the sun warps wood blinds). We also added some contemporary pulls to the doors, a new under mount sink &amp; under cabinet lighting. The result is a much warmer &amp; updated kitchen that the homeowner loves &amp; he didn&rsquo;t have to break the bank to do it.</span></p>

      <description><![CDATA[February 4, 2011 saw bond yields increase, bringing the 5 year yield to a new 8 month high. This means fixed rates are now under pressure to rise and will begin to inch upwards. Some lenders have already announced rate increases effective this morning and other have given notice that they will do so later this week. If you are considering purchasing or refinancing your mortgage within the next 4 months, be sure to put your rate hold in as soon as possible. <br><br>For those of you wondering how the bond yield effects interest rates, I will summarize briefly.&nbsp;A bond is a debt with a promise to repay the principal plus interest issued by governments and large businesses (ie: Canada Savings Bonds). The "yield" of a bond is the interest rate payable on that debt. Bond yields are very volitile and can fluctuate depending on various political and economic factors, such as the unemployment rate, inflation, and stock market performance. Long-term mortgage rates (3 years or longer) are based on bond yields but are less volatile because banks absorb daily market fluctuations to create a more stable rate environment for their customers.       <description><![CDATA[<p>Some&nbsp;of the most common questions I&rsquo;ve been receiving since the mortgage rule change announcement have revolved around the 85% refinancing rule, specifically, what happens to those borrowers that purchased at 90, 95, or even 100% financing in the past few years. The prevailing thought was that these borrowers would be restricted to only renewing with their current lenders, opening up the opportunity for abuse of renewing mortgage rates by the banks.</p>
<p>CMHC has clarified the situation and will be allowing &ldquo;switches&rdquo; for borrowers that wish to change lenders upon renewal of their mortgage term. The key to this is that borrowers will not be able to increase their mortgage amount or change their amortization. CMHC has long allowed qualified borrowers to switch lenders at their discretion if their mortgage is insured and greater that 80% loan to value subject to the new lenders approval and the amount and amortization not changing. This rule applies to those with mortgages at 85 to even 100% loan to value as long as the new lender is willing to accept the valuation.</p>
<p>So unless&nbsp;they have the extra money to pay a penalty prior to breaking their term, borrowers may need to wait out their high-ratio mortgages until renewal but will still have options available to them at that time. If the penalty to break the current term is manageable, then a switch may be financially possible prior to the end of the term so discuss the financial implications with your broker to see if switching makes sense.</p>

Removing any additional stress can be crucial in some circumstances i.e. dealing with an estate sale, death of a loved one or divorce.<br><br><a href="http://www.suzeinteriors.ca">Suze Interiors </a>was recently brought into&nbsp;a&nbsp;Vancouver realtors Kitsilano listing, where her client was dealing with a difficult and emotional estate sale. My job as an Interior Decorator and Home Stager, is to not only make the necessary recommendations to getting the home ready to sell, but also to make it as easy and stress free for my client as&nbsp;possible.       <description><![CDATA[On January 18th 2011, the British Columbia Government Employees Union took a strike vote of the unionized staff of the Land Title Survey Authority (Land Title Office).&nbsp; Strike action was supported by 105 of the 107 votes cast.&nbsp; While it appears both sides want to continue negotiations; talks had broken down before Christmas.<br><br>Wages and vacations are the outstanding issues.<br><br>While there is hope that a collective agreement can be reached; job action is a possibility, especially given the strike mandate.<br><br>If there is a strike or lockout - there will continue to be a process to register transfers and mortgages.&nbsp; It will obviously not be ideal; but homebuyers should be relatively unaffected if they are using professionals who specialize in residential real estate conveyancing and are intimately familiar with current Land Title Office protocals.<br><br>For information, feel free to contact me.<br><a target="_blank" title="Real Estate Notary Public" href="http://www.davidnotary.com/index.php?option=com_content&amp;view=article&amp;id=1&amp;Itemid=2"><br>David Watts<br>Notary Public</a>]]></description>

      <description><![CDATA[It truly is difficult for many people to walk into an empty space and really be able to visualize how it could look with furniture.&nbsp;Having a realistic vision of the actual size of each room when vacant,&nbsp;also can be challenging for many. <br><br><a target="_blank" href="http://www.suzeinteriors.ca">Suze Interiors </a>got a phone call recently from a condo owner, who is living out of town. He is desperately trying to sell his condo in South Granville, in Vancouver. It&nbsp;is a nice one bedroom, with quite large rooms, and has been on the market since August, without one&nbsp;offer. <br><br>When we walked into the space, I could clearly see how it could be difficult to sell, as it was virtually completely empty, except for a few pieces. The kitchen eating area had an outdoor patio set and the bedroom had a blow up bed that had lost its air, and was actually showing the milk crates that were holding it up. All in all, not great selling features.<br><br>The bigger concern that we had, was that most people would probably not be able to visualize&nbsp;the amount of potential furniture that could fit into each room.       <title>Mortgage Rules Change Again</title>

      <description><![CDATA[Changes to mortgage rules were announced this morning and will have a significant impact on the Vancouver housing market. These changes have been hinted at repeatedly throughout the fall and winter markets. While interest rates are still low and ticking upwards at a fairly leisurely pace, thse new changes will affect overall affordability and the amount that borrowers will be qualified to borrow. Major changes are as follows:<br>&nbsp;&nbsp;&nbsp;&nbsp; 1. <em>The maximum number of years the government will back a mortgage was lowered from 35 to 30<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </em>Example: A $350,000 mortgage over 35 years currently requires an annual income of approximately $55,000.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Under new rules, this will climb to $60,000<br>&nbsp;&nbsp;&nbsp;&nbsp; 2. <em>The maximum that Canadians can refinance their home to was lowered from 90% to 85%<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </em>Example: If your home is currently worth $400,000, the maximum you'll be able to refinance for is $340,000.&nbsp;&nbsp;&nbsp;<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; If you owe more than this then you'll have no choice but to stay with your current lender and accept whatever rate <br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; they offer you upon renewal<br>&nbsp;&nbsp;&nbsp;&nbsp; 3. <em>Government insurance backing on home equity lines of credit, or HELOCs, has been removed<br></em>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Lenders will how have to shoulder any defaults on lines of credit greater than 80% loan to value. This will likely <br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; reduce or eliminate offerings of HELOCs with less than 20% equity in the home<br><br>Changes for the 30 year amortization and maximum 85% refinance will take effect <strong><span style="text-decoration: underline;">March 18th</span></strong>.       <description><![CDATA[<br>The Canadian economy fared well during the global financial crisis: employment is recovering and the banks have solid balance sheets making us strong enough to weather any issues the U.S. market may experience.<br><br>As you may know, the Canadian economy, for the most part, is influenced by the U.S. economy, which is still struggling, but some sectors are showing some signs of recovery. Recent news that investment guru Warren Buffett felt the U.S. economy was strengthening has increased market activity there in the past week.<br>&nbsp;<br>For the real estate sector in Canada, the buzz words are "balanced market", which could easily turn into a buyer's market as interest rates remain low and sellers reduce their asking prices to make the sale. Chris Potter, a tax specialist at PriceWaterhouseCooper writes in a report called Emerging Trends in Real Estate 2011, "Rising interest rates coupled with tight bank requirements and&nbsp; broader economic concerns tamper down a recent home buying spurt, particularly in Ontario and B.C., where purchasers stepped up activity before the HST went into effect."<br><br>The market did experience a burst of activity prior to the implementation of the HST. Then, sales slumped over the summer, and while the fall sales came late, they did manage to pick up. In 2011, the Canadian Real Estate Association predicts that the balance between supply and demand will remain stable, which is good news for both buyers and sellers. Sellers can feel confident about price stability and purchasers will feel less pressure to make the quick offer.<br><br>A report released in November, 2010 by the Canadian Association of Mortgage Professionals maintains that the residential mortgage market is strong and a vast majority of Canadians could easily afford monthly increases of $300 dollars or more in their monthly payments. As of last August, there was over $1 trillion dollars in outstanding residential mortgage credit in Canada. <br>&nbsp;<br>With all that said, timing the market perfectly is difficult.&nbsp; Usually consumers will take a look at their personal finances and then decide if they can afford to buy a house, or move up. However, Canadian consumers are also paying down their debt before the Bank of Canada starts to push up its interest rate, which will likely happen this spring. So that is good news.
